1. Acceptance of Terms

By accessing our website, using the booking form, or staying at VIP Colours Guest House, you agree to be bound by these Terms & Conditions. If you do not agree, please discontinue use of the site and do not make a reservation.

2. Services Provided

VIP Colours Guest House offers short‑term accommodation, complimentary breakfast, Wi‑Fi, and access to on‑site amenities as described on the website. Service availability is subject to change without notice.

3. Booking & Confirmation

• All bookings are made through the online booking form which records the guest’s full name, contact details, and payment information.
• Upon submission, a confirmation email containing a unique reservation reference will be sent. The reservation is considered confirmed only after payment is successfully processed.
• Guests must provide a valid email address and phone number for communication.

4. Payment Terms

• All rates are quoted in Sri Lankan Rupees (LKR) and are inclusive of applicable taxes.
• A 30 % deposit is required at the time of booking. The remaining balance must be settled at least 48 hours before the scheduled check‑in date.
• Payments are accepted via credit/debit card, bank transfer, or approved online payment gateways.
• Any additional charges incurred during the stay (e.g., extra meals, mini‑bar usage, damage repairs) will be billed to the guest at checkout.

5. Cancellation & Refunds

• Cancellation made more than 7 days before the scheduled arrival date – full refund of the deposit.
• Cancellation between 7 days and 48 hours before arrival – 50 % of the total booking amount will be retained.
• Cancellation less than 48 hours before arrival or no‑show – full amount is non‑refundable.

6. Check‑In / Check‑Out

• Standard check‑in time is 14:00 (2 PM) and check‑out time is 11:00 (11 AM). Early check‑in or late check‑out may be arranged for an additional fee subject to availability.
• Guests must present a valid government‑issued ID (passport or national ID) at check‑in.

7. House Rules

• No smoking inside the rooms or common indoor areas. Designated smoking areas are located outside the building.
• Quiet hours are observed from 22:00 to 07:00 to respect neighboring guests.
• Maximum occupancy per room is limited to the number specified at the time of booking. Any additional guests must be reported and may incur extra charges.
• Pets are not permitted unless expressly approved in writing and accompanied by a pet‑fee.
• Guests are responsible for any damage or loss caused to the property, its furnishings, or equipment during their stay.

8. Liability & Indemnity

VIP Colours Guest House is not liable for loss, theft, or damage to personal belongings. Guests are encouraged to secure valuables in the provided safe. Guests agree to indemnify and hold harmless the Guest House, its owners, and employees from any claims arising out of their stay.

9. Privacy

Your personal data will be processed in accordance with our Privacy Policy. By booking, you consent to the collection, storage, and use of your information for reservation management and related communications.

10. Governing Law & Dispute Resolution

These Terms are governed by the laws of the Democratic Socialist Republic of Sri Lanka. Any dispute shall be resolved first through amicable negotiation; failing which, the parties submit to the exclusive jurisdiction of the Colombo District Courts.

11. Force Majeure

The Guest House shall not be liable for any failure to perform its obligations where such failure is caused by events beyond its reasonable control, including but not limited to natural disasters, civil unrest, pandemics, or governmental actions.

12. Amendments

We reserve the right to amend these Terms at any time. Updated terms will be posted on the website with the ‘Last Updated’ date reflected above. Continued use of the service after changes constitutes acceptance of the new terms.
